Design Brief & Site Review
We assess your Burnaby lot against current zoning, SSMUH bylaws, and neighbourhood context. Within a few business days you receive a written summary: what can be built, a realistic timeline, and projected costs. No surprises later.
Architectural Plans & Permits
We manage the full pre-construction phase — architectural plans, structural engineering, permit applications. You receive copies of every submission and milestone update. You stay informed without needing to chase anyone.
Build
Construction begins with a dedicated Asthan project manager coordinating every trade on site. Monthly progress photos and updates keep you close to the work without needing to be on site daily. Quality is checked at every stage.
Handover
We walk through the finished home together before a single key changes hands. All BC Housing 2-5-10 warranty documentation, deficiency resolution, and handover paperwork is complete before you move in.
We build primarily in Burnaby, where most of our craftsmanship, zoning knowledge, and trusted contractor relationships are rooted. We also work in Vancouver, bringing the same local insight and hands-on approach to every project. If your lot is in Burnaby or nearby, it’s worth a conversation with a builder who knows the area well.
A duplex typically runs 6–9 months from partnership agreement to occupancy. Multiplexes generally run 12–15 months. Permit approval is the biggest variable — we manage that process directly and build realistic timelines into every project from the start.
A custom home is designed and built to your specific brief — floor plan, finishes, and layout chosen before construction begins. A spec home is built to a developer’s standard, then sold on completion. Asthan Homes builds both, and our spec homes are held to exactly the same quality standard as our custom projects.
