Buying pre-construction is different from buying a completed home. Here is the full process — what happens at each stage, and what Asthan Homes manages on your behalf.
VIP Registration
Register with Asthan Homes to receive early access — before the project is publicly listed. VIP buyers see pricing, floor plans, and suite selection first.
Project Launch
Registered buyers receive the full project package: pricing, floor plan options, site plan, and a scheduled appointment to choose their home.
Purchase Agreement
You select your home and sign the Contract of Purchase and Sale.
Deposit Schedule
Deposits are paid in stages as construction progresses — typically 5-15% total, structured across key milestones. All funds are held in trust; Asthan does not access them until completion.
Construction Update
You receive progress updates throughout the build. Asthan Homes manages every trade on site. Your possession date is confirmed in writing before you make any moving plans.
Deficiency Walk-Through
Four to six weeks before completion, you walk through the finished home with an Asthan representative. Any deficiencies are noted and resolved before the final handover.
Completion and Possession
Final payment and mortgage are arranged at possession. You receive your keys along with full BC 2-5-10 New Home Warranty documentation.

You register for VIP access, receive the project package (pricing, floor plans, suite availability), choose your home, and sign a Contract of Purchase and Sale.
Deposits on BC presale townhouses typically range from 5-15% of the purchase price, paid in stages as construction reaches key milestones — for example, 5% at signing, 5% at six months, and the remainder closer to completion. All deposit funds are held in trust by the developer's lawyer. Asthan Homes does not access your deposit until the home is complete and you take possession.
Asthan Homes provides written updates on timeline changes and confirms your possession date in writing before you make any moving plans. Do not arrange movers or give notice on your current home until you have written confirmation from us that the home is complete.
At public launch, presale pricing is typically fixed by the developer. VIP registered buyers — who access projects before public launch — sometimes have access to early-bird pricing or a wider selection of suites before desirable units are taken. Registering early is the most reliable way to get the best available price and choice.
Yes. Federal GST (5%) applies to all new homes in BC, including pre-construction townhouses. GST is typically payable at completion, not at signing. Eligible buyers purchasing a primary residence may qualify for the GST New Housing Rebate for homes priced up to $1.5 million, subject to the program's requirements. We recommend confirming your eligibility with your accountant or lawyer before completion.
That depends on the terms of your Contract of Purchase and Sale. Some developer contracts include assignment clauses allowing you to transfer the contract to another buyer before completion. Asthan Homes can advise on assignment terms at the time of purchase. Note: BC's Home Flipping Tax (effective January 2025) applies to profits from residential properties sold within two years of ownership, including presale assignments — consult a tax professional for your specific situation.
